When handing over property management services on your property assets, you want to know that they’re in the best possible hands. You want a property management service that’s tailored to suit your needs, a service that’s straightforward and consistent. But most importantly, you want a service that gets the job done. We manage stock throughout England, Northern Ireland, Wales, the Isles of Scilly and the Isle of Wight, from repossessions and retail units through to purpose built student accommodation.

Someone you can count on, with property services that are straightforward

We believe communication is key to a smooth working relationship. This is why we ensure every property development under our management has a dedicated property professional at the helm. They can take the hassle out of the day-to-day property management and provide a consistent platform for communication.

However, one point of contact doesn’t mean that you will have less expertise available to you. You’ll also have the support of a knowledgeable group of property managers, who will know the ins and outs of their ‘patch’, as well as a team of debt recovery and property lettings coordinators to assist in administering your property income.

We will work with you to agree the property management service and process that will be based around you and your needs, which will be locked down in a Service Level Agreement. This document forms the basis of a bespoke reporting suite and will inform the criteria against which our service is measured and reviewed.

Arrears management

We have a strict arrears process, and you’ll have a team dedicated to keeping property arrears down and taking swift action if tenants don’t pay, including pursuing past tenants for any outstanding liabilities. Depending on your service level agreement, we can also take the case to court to regain possession of your property.

Compliance and legislation

We make it our business to always be one step ahead of property compliance and legislation on your behalf, and ensure that we complete a monthly audit across your entire portfolio of gas, PAT and EPC certificates.

General property and vacant property inspections

We think it’s important to be hands-on when managing a property, and so we’ll organise and manage both routine and vacant property inspections to suit your needs. Our rental property inspection services will be tailored to your needs to make sure you’re kept aware should any issues arise.

Tenancy renewals and rent reviews

It pays to be prepared, and so we’ll begin reviewing each of your properties two months before the end of the initial term to reduce void times and secure another tenancy quickly. If applicable, we’ll consider the local property market rate when looking to increase the rental price.

Property repairs and maintenance

Day to day, we’ll carry out planned and reactive property maintenance to honour your service level agreement. Our contractors all possess the relevant and necessary insurance and qualifications so you know that your assets are being looked after to the highest possible standard.


Rent collection

Stress and hassle free, our rent collection service ensures a smooth and secure rent transfer to you each month in the way that you choose, as well as an automated statement of account.

Voids and coordination

We’ll go the extra mile to ensure that voids periods are as brief as possible. An approved sub agent will market your properties and organise viewings. Once potential new tenants have been found, we’ll step in to deal with all transactions, referencing and contracts, as well as completing a full inventory on your behalf.

We’ll go through your insurance policy with a fine-toothed comb to check it covers your maintenance issues, and we’ll even handle the claim for you.


We’ll carry out desktop valuations to determine if your properties are suitable for disposal. If they are, we’ll pick the right estate agent to sell them within a 30-day exchange and completion programme.
