A corporate portfolio previously managed by 7-8 agents faced difficulty producing accurate and reliable management information and reports. From authorising maintenance to agreeing tenancy renewals and rent increases, the management was very intensive. We won the tender, and the initial consultation created the foundation for a very successful partnership with the client.
A service level agreement was created to determine key performance indicators and produce process flow charts. Weekly and monthly management information templates were agreed and the performance began to improve very quickly. The department stripped out two key functions – rent collection/debt recovery and void management – to introduce specialist resource.
There were over 120 monthly cases of rent arrears and 100 empty properties. With a proactive property management team, the current figure of rent arrears stands at 13 (over 21 days) and 3 empty properties. Renewal rates have increased, and with happy tenant reviews, rent has increased above the national rate.
