The Challenge

A potential development opportunity was identified in the form of a Victorian home with a large rear garden. The seller was concerned about the length of time the development would take and did not want to wait until after completion to sell.

The method

We agreed a sale for the house and land subject to planning – meaning the seller was only required to wait for the planning permissions to be granted, and not for the whole development to be completed.

The outcome

The seller was exceptionally pleased as she was no longer required to wait and could move forward with this arrangement. Similarly, the purchaser has secured a positive development opportunity and planning is now going through for 2 houses, with the potential for a third home in the future.
