Canterbury Road is an area of land located in Morden, Surrey. The plot had planning for a nursing home, and while the owner had had some discussions with nursing home developers, nothing had been confirmed. We approached a developer, who believed – as we did – that the land was better suited for residential development.
The seller was keen to hear a proposal, and was later delighted to begin discussions for a potential sale with the developer. After some to-ing and fro-ing, an unconditional sale was agreed at a higher value than the commercial asking price.
It was a risk on the developer’s part, but due to a smooth and streamlined communication process and our utilisation of planning connections, planning was agreed for 11 new build homes which have since been completed and sold through our department.
