Managing a Right to Manage leasehold development


The challenge

Leaseholders took over management from the freeholder of a Grade II listed property which had been converted into flats. The property suffered from pre-existing damp issues, and the priority was to make the building water tight to prevent further damage to the property, and rectify the existing damage.


The method

Reassurance that there would be a stable point of contact throughout the process was critical. A project surveyor was hired directly by the client to write the specification of works. The cost was higher than anticipated, and we handled this process sensitively and smoothly, collecting all finds with no disputes.


The outcome

Issues arose between the client and the project surveyor due to a lack of progress, and we intervened to help provide dispute resolution and avoid legal battles, taking control of the works henceforth. We negotiated a suitable conclusion, making sure that the work was completed to the client’s expectations and, crucially, remained within budget.
