Managing a leasehold development in receivership

The challenge

The condition of properties on a neglected site in South Wales breached safety regulations and were not suitable to be sold or let. Our client knew they needed a quick solution to recoup the debt and avoid potentially falling foul of legal regulations. Following a recommendation from another of our clients, they contacted us.

The method

To ensure the client’s needs were met, we set up all services within the development to make the assets legally habitable. Our range of services meant we could offer management and the ability to let the properties. A detailed project plan was provided that took into account the financial constraints of the client.

The outcome

Within two weeks, all repairs to the intercom, smoke vents and fire alarms were completed, as was organisation of landscaping, cleaning contracts and full health and safety and fire risk assessments. Attention has since turned to longer-term projects with a focus on adding capital value to the development, increasing the resale value.
