Bristol – Land off Wentwood Drive, Bleadon

The challenge

An 8 acre site located on the edge of Weston-Super-Mare, just a few hundred metres from the Mendip Hills. Outline planning was granted for a development of 50 dwellings. The owner wanted an unconditional, off-market sale despite a number of constraints, such as the sites steep gradient, limited water drainage and archaeology.

The method

Using residual method and assessing the gross development value (GDV), we eventually derived a realistic land value that suited the owner. Given the off-market approach, our network of contacts was useful and we directly contacted companies identified as likely buyers. Bids were tabulated, reviewed against buyer’s position and presented to the seller.

The outcome

A buyer was selected and two pre exchange conditions set out: confirmation of drainage strategy and resolution of archaeological terms. 5 months, 16 historical skeletons, a county archaeologist review, threats to withdraw from both parties and a drainage strategy later, the final price was decided and the sale was finalised.
